Plumbing building permit

You need a plumbing building permit if you are doing any work with plumbing fixtures or pipes. Plumbing permits are often required when you are doing work in your kitchen or bathroom.

General plumbing upgrades, such as house replumbing do not require drawings unless they are part of a remodel project such as a bathroom remodel.

If the scope is part of a remodel project, use the Residential Renovation or Addition permit type. If the project involves gas line extensions, drawings and equipment specifications are required to indicate locations of appliances.

For exterior modifications such as an exterior BBQ or plumbed patio heaters require design review approval first.

Requirements and attachments

When you apply online, you can upload documents with your application. Make sure to upload all of the required documents. If your application is not complete, this will extend the time it takes to issue your permit.

Main water lines

If you need to do any work in the public right of way, including removing and replacing the sidewalk, you need an encroachment permit from the Public Works department also. You can apply for this at the same time.

If you are adding a pressure reducer valve on the main line, an expansion tank at the water heater is required.

Fire sprinklers

Fire sprinklers are required for new construction. If you are building a new detached accessory dwelling unit, they are not required if your main house does not have fire sprinklers already. Fire sprinklers are required for renovations if more than 50% of the building is demolished. Learn about fire sprinkler requirements (page 16).
